What I Provide

I know you’re excited, you want to look at homes, but it’s of paramount importance for you to understand the process, and what to expect every step of the way. If I’m going to help you properly, I need to understand your needs! "must haves" are fantastic, and we’ll get to those, but I “need” to understand why you’re closing one chapter and starting a new one. Together, we will design your customized search, go over the current market, inventory, and plot a course for success. Whether you are looking for a family home, vacation home, or building an income producing portfolio, if you can dream it, I can make it happen. Cash Or Finance?

Depends on your situation- Is cash king? In a word-YES! Paying for your home in cash streamlines the buying process, allows you to close fast, there’s no need for an appraisal, and you’ll save money on closing costs. Buying with a mortgage on the other hand may make sense also- you won’t over extend yourself (you’ll keep more money in the bank). With a low interest rate environment, it may be a no-brainer not to finance, and of course, there are tax advantages. Speaking to a mortgage professional can help you decide which route makes the most sense for you to take. Whether you decide to use cash or decide to finance the purchase your home, you’ll need to figure it out before we start our search for your dream home. You can’t make an offer on a home without proof of funds (cash) or pre-approval (mortgage). If you don't do this, you may find the perfect home for your family, and then lose it because you weren't well-prepared.

Eureka! We've Found Your Dream Home!! Let's Make An Offer!!

We’ll go over the comps, and discuss entry point (offer price) for the home. We need to tailor your offer to our knowledge of the current market. Is the current market a sellers’ market, is the property experiencing multiple offers, days the home has been on market? Etc.! Whether you’re coming in cash or pre-approval what are your terms? In a highly competitive market what are you willing to offer the seller in addition to top dollar? All these questions will be answered and guidance will be offered prior to writing the contract.


Multiple offer situations are becoming the norm. You do not necessarily have to be the highest offer to win in one of these competitive market situations, but you do need to be competitive! In addition, I recommend all my buyers craft a heartfelt letter to the seller. Simply tell the seller how much you love the home, your personal journey (all the ups, and downs you’ve experienced). How you can envision little Johnny learning to ride his bike in the neighborhood, how you love what the sellers have done to the home, “and you wouldn’t change a thing” etc… Be vulnerable and be honest! That being said, I will make sure you won't overpay for the home of your dreams.

Accepted Offer!!

As stated above, if paying cash for your dream home, the process is much quicker. On the other hand when financing a mortgage loan, most escrows last anywhere from 30 to 60 days….and sometimes longer. Your lender shouldn't need more than 45 days to get your loan clear to close. Your offer is accepted, and we now officially have a fully executed contract. Now the real work begins.

Attorney Review!

After the contract is fully executed and a copy is provided to the buyer and seller, the attorney review period commences. You typically have three days (can be longer) from receipt of the fully executed contract to have an attorney review the contract and disapprove of it.


An attorney will advise you of your rights and recommend certain modifications to the contract that may be appropriate. If there are certain changes to be made to the contract, the contract is disapproved and the modifications provided to the other side for consideration. After all modifications have been considered and agreed upon by both sides, the contract is binding.

Inspection Time

I always recommend a home inspection…for peace of mind! It can be stated many ways but a home purchase is one of the most significant purchases you’ll ever make. So, let’s do it right! Home inspectors can point things out that the layman can’t see, but also what you may need to budget to replace or repair in the future. Bottom line- you want to make sure the home is safe for you and your family. Why is my lender calling me so much?


The mortgage process continues all the way to the closing table. Your lender has had you fill out the loan application and has spoken to you about all the types of loans that are available to you based on your finances when you were pre-approved, but there is still much work to be done! Once you're under contract, your lender gets started on the property specific loan. The mortgage company will need some financial information from you so, they can process everything. They will order an appraisal, your loan will finish underwriting, and then you get word that you’re, “clear to close” on your loan.

I hope you’re in good shape, you’ll be singing many documents. The funding and recording of your loan goes on behind the scenes. Placing the keys in to your hands is culmination of our journey together….but it’s not the end of our relationship.
